Dubai is preparing to introduce a new “Rent Now, Pay Later” service that would allow tenants to spread their annual rent payments over as many as 12 months without paying interest.
The service is being developed by the Dubai Land Department in partnership with a local bank and is expected to launch in September, according to a report by Emarat Al Youm. The scheme is designed to give tenants greater flexibility when managing housing costs while allowing landlords to receive their annual rent upfront.
Under the proposed arrangement, a tenant would select a residential property and agree to rent it through the participating system. The partner bank would then pay the landlord the full annual rent at the beginning of the tenancy.
The tenant would repay the bank through instalments spread over a period of up to 12 months. The payments would be offered at zero interest, potentially reducing the financial pressure faced by tenants who would otherwise need to make large rental payments at the start of a lease.
The planned service builds on the Dubai Land Department’s Flexi Rent initiative, which was launched in June. That programme expanded rental payment options in Dubai by allowing tenants to make payments monthly, quarterly or every six months instead of paying the full annual amount at once.
The new service would take the flexible payment model a step further by introducing financing through a participating bank. Tenants would not need to arrange the full annual rent in advance, while landlords would retain the benefit of receiving the complete rental amount at the start of the agreement.
The initiative is part of wider efforts to make Dubai’s rental market more accessible and adaptable to different financial circumstances. Flexible payment arrangements can be particularly useful for tenants who receive their income monthly but face rental contracts that traditionally require substantial payments in advance.
The proposed system could also provide greater certainty for property owners because the landlord would receive the annual rent from the bank rather than waiting for individual instalments from the tenant.
The Dubai Land Department and its banking partner are expected to announce further details when the service is formally introduced. Information about eligibility, participating properties, application procedures and the exact repayment process is expected to be released in September.
If launched as planned, the Rent Now, Pay Later service could give Dubai tenants another option for managing housing expenses while maintaining upfront payment security for landlords.
