OMNIYAT Acquires Marasi Bay Island, Expands Vision for Ultra-Luxury Waterfront Living in Dubai

OMNIYAT, a leading name in Dubai’s ultra-luxury real estate market, has acquired Marasi Bay Island, marking a major step in its mission to transform the Burj Khalifa District into a high-end lifestyle destination. The reclaimed island will host the district’s first beach club and serve as a key addition to OMNIYAT’s curated ecosystem for ultra-high-net-worth individuals (UHNWIs).

Strategically located in Marasi Bay, the island will be integrated into a broader waterfront destination that offers a blend of upscale residences, commercial spaces, hospitality, and wellness facilities. Its proximity to Downtown Dubai, DIFC, Business Bay, and Dubai International Airport further strengthens its appeal to global investors and residents.

In conjunction with the island acquisition, OMNIYAT also announced a series of amenities along the south side of Marasi Bay. These include Marasi Bay Marina, designed to accommodate superyachts and offering services like a tender boat system, jetty lounges, and a private yacht club. A 10,000 sq ft Signature Pavilion will serve as a retail and events hub on the water.

A notable highlight is Sunset Park—a 30,000 sq ft private floating island exclusively for OMNIYAT residents. It will feature green spaces, wellness zones, private dining areas, and community-focused amenities such as yoga terraces, dog parks, and sensory gardens.

Central to OMNIYAT’s residential offering is VELA Viento, Dorchester Collection, Dubai. Rising 180 metres above Marasi Bay, the tower features 95 ultra-luxury residences designed by Foster + Partners with interiors by Gilles & Boissier. Select residences include terrace pools and suspended dining rooms with panoramic views of Downtown Dubai and the Burj Khalifa.

Residents will also enjoy premium amenities including the Sky Amenities Deck with an infinity pool, yoga studio, and gym, as well as direct access to The Lana Hotel and Marasi Bay promenade.

OMNIYAT’s developments in the area also include The Lana, Dorchester Collection’s first Middle East hotel, which opened in early 2024 and features the region’s first Dior Spa. ENARA, an ultra-luxury office tower aimed at global business elites, is slated for completion in 2027.
