Citi Developers Break Ground on AGUA Residences at Dubai Islands

Citi Developers has officially broken ground on AGUA Residences at Dubai Islands, marking the start of a project designed to introduce a new style of waterfront living in Dubai. The ceremony brought together developers, architects, project partners and invited guests to celebrate the launch of what the company describes as a development that combines art, wellness and smart living.

The project is guided by the concept of the “Art of Island Living,” where architecture is intended to go beyond traditional residential design. Developers say the idea is to create an environment where design, lifestyle amenities and technology come together to support wellbeing and a strong connection to nature.

Citi Developers chief executive Zoraiz Malik said the vision behind the project is rooted in rethinking how people experience the spaces they live in. “I believe in the boundless possibility of ‘why not?’ and ‘what if?’,” Malik said during the event. “Questions that challenge convention and create extraordinary realities. Architecture is not simply a structure of walls and ceilings. It is an experience, an emotion and a living masterpiece shaped by the people who inhabit it.”

AGUA Residences is located within Dubai Islands, a large waterfront destination featuring around 21 kilometres of beachfront along with marinas, resorts and golf courses. The location is also within close reach of Dubai International Airport and several key districts across the city, factors developers say make it attractive to international buyers and investors.

The architectural concept behind the project draws inspiration from the movement of water and natural forms. Designers have incorporated flowing shapes, natural materials and open spaces that frame views of the sea and Dubai skyline. According to the development team, the aim is to create a residential environment that encourages relaxation while maintaining a strong visual identity.

The development will feature a range of residences including one, two and three bedroom apartments, duplex homes and four bedroom penthouses. Units will come fully furnished with custom-designed interiors. The homes will also include integrated smart technology, including internet-connected home systems and an AI-powered personal assistant intended to simplify daily routines.

Lifestyle amenities will play a central role in the project. Residents will have access to wellness-focused facilities such as a yoga studio, Roman bath, spa areas and a fitness centre. Entertainment options will include a private cinema, indoor games room, infinity swimming pools and play areas for children.

One of the key features is the rooftop social space known as Cloud 9. The area will include cabanas, an infinity beach-style pool and a sunken pool bar overlooking the surrounding waters.

Company representatives said AGUA Residences reflects Citi Developers’ broader vision of building homes that inspire residents while supporting modern lifestyles. With construction now underway, the project is expected to become one of the emerging residential landmarks at Dubai Islands.
