A new international analysis has placed the UAE among the world’s most sought-after destinations for vacation homes, ranking fourth globally with a Vacation Score of 65.4 out of 100. The findings come from a study by Property Finder, which assessed 32 countries across key indicators including affordability, transport access, rental potential, tax requirements and overall lifestyle appeal.
The UAE secured its position in a list traditionally dominated by countries celebrated for coastal beauty and historic charm. Spain claimed the top spot with a score of 79.3, supported by its Mediterranean climate, extensive coastline, iconic cuisine and 50 Unesco World Heritage sites. France followed with 69.4, boosted by strong cultural demand, fashion centres, wine regions and diverse landscapes. Portugal ranked third at 65.8, driven by its relaxed pace of life, beaches, historic towns and global recognition as a leading golf destination.
The United States placed fifth with a score of 64.4, offering broad lifestyle variety across beach, mountain and lakeside markets.
Against this backdrop, the UAE’s rise is attributed to a different set of strengths. Property Finder highlighted the country’s modern infrastructure, economic stability and high standard of urban planning as central to its appeal among international buyers. The UAE received an Accessibility and Infrastructure score of 88.2 out of 100, one of the highest worldwide. With eight international airports, six national carriers and flight connections to hundreds of destinations, the country is regarded as one of the easiest places in the world for regular travel, enabling both short visits and extended stays.
The regulatory landscape also plays a major role. The UAE allows full foreign ownership of property and does not impose annual property taxes. Its Golden Visa scheme offers long-term residency to eligible investors, providing additional reassurance for buyers seeking clear rules and predictable financial commitments.
Affordability paired with luxury value strengthens the UAE’s position. With an Affordability and Value score of 68.1, the market offers larger living spaces, modern construction and high-end finishes at price points considered competitive with many major cities in Europe and North America. Dubai, Abu Dhabi and other emirates offer a mix of waterfront homes, golf communities, branded residences and premium towers, appealing to a wide range of second-home seekers.
Lifestyle quality remains another driver. Strong safety ratings, hospitality standards, beach facilities, entertainment districts, retail destinations and a steady calendar of cultural and sporting events contribute to the country’s reputation as a year-round destination. Its warm climate and cosmopolitan environment attract buyers looking for both leisure and long-term convenience.
Property Finder’s analysis suggests a shift in global buyer behaviour. Second-home purchasers are increasingly prioritising accessibility, stability, transparency and secure ownership — areas in which the UAE continues to score strongly.
